A question that many house hunters don't consider is whether or not their potential new home is in a fire protection zone. The answer affects insurance premiums. Let's take a surface overview look at the fire protection zone and insurance premiums.

What is the Dawson Creek Fire Protection Zone?

The Dawson Creek Fire Department provides firefighting and rescue services to the City of Dawson Creek, Dawson Creek Airport and within a five-mile rural fire protection area around the City. Areas served by the city fire department are determined to be Protected, Semi-Protected, or Unprotected.

Protected

Protected dwellings are located in town limits within 500 metres of a fire hydrant.

Semi-Protected

Semi-Protected dwellings are located within the five-mile boundary of town limits.

Unprotected

Dwellings in Unprotected areas will not be served by the Dawson Creek Fire Department, but they may receive assistance from municipal and/or rural fire departments.

Within the Peace River Regional District most, but not all, property owners are fortunate to have fire protection services from city, municipal, and/or rural fire departments in the region. Volunteer-run fire departments may not be recognized by your insurance provider, though, so it is worth investigating prior to finalizing your home purchase. If you are concerned about fire protection and insurance rates and want to live in the rural area, you will want to keep your property search within the Dawson Creek fire protection area.

Fire insurance classifications are made by using dwelling protection grades. By using these grades, Canadian insurers calculate insurance rates/premiums that they feel are appropriate. Properties are graded from 1 through 4 with different criteria in place for each. Grade 1 is the highest possible grading while Grade 4 indicates a dwelling has little to no recognized public fire protection.

â—¦ With a minimum number of one career firefighter serving the department 24/hrs/day 365 days per year as well as a fire chief available to respond but not required to be on duty at all times. 15 auxiliary firefighters must also be scheduled to respond as needed.

Grade 3A

• Public Water Supply
• Fire Department

Grade 4

Grade 4 dwelling protection is used for communities that contract their fire protection services from a fire service agency with a Grade 3B protection grade.
